Here's the part that surprises a lot of first-time new construction buyers: the sales rep at the builder's model home works for the builder, not for you. Bringing your own buyer's agent typically costs you nothing extra, and it means someone is negotiating upgrades, closing cost credits, and lot premiums on your behalf instead of the builder's.

With resale, you get the benefit of a full independent inspection before you're committed, which new construction buyers often skip since the home doesn't exist yet to inspect — another reason having your own agent through the process matters.

Which Should You Choose?

If you want the lowest-maintenance first few years of ownership, hurricane-code peace of mind, and don't mind a build timeline, new construction usually wins. If you need to move in quickly, want an established neighborhood, or are hoping for more negotiating leverage on price, resale is often the better fit. Plenty of buyers end up considering both — the right call comes down to your timeline and priorities more than any universal rule.
